What we do

Property preparation, handled entirely by one person.

Downsize Detail works with your vendor from the moment a property needs preparation through to final handover at settlement. The scope depends on the property. Every engagement is assessed individually and priced accordingly.

Your vendor has one contact for everything. Trades are selected, coordinated, and supervised by Chris. We work only with trades we trust to deliver a premium result, and we hold them to that standard throughout. Open homes are maintained throughout the campaign. The agent is kept informed, not burdened.

When you recommend Downsize Detail, you are recommending a named person. Chris personally manages every job from the first conversation to the final walkthrough. That is what your vendors will experience, and what your name is attached to.

Premium Property Clearance

Garage, shed, under-house, and spare rooms sorted, cleared, and left presentation-ready. Includes the Treasure Trimmer Credit, where items of resale value are identified and applied directly off the vendor's bill.

Premium Trade Coordination

Painters, carpet layers, cleaners, and gardeners scoped, booked, and supervised to a photography and open home standard. We work only with trades we trust to deliver at the premium end of the market.

Open Home Preparation and Personalised Upkeep

Pre-open cleaning, cobweb removal, styling checks, and on-call support throughout the campaign. Whatever the property needs between opens, we handle it so every buyer walks in to a property at its best.

Post-Sale Coordination Through to Settlement

Removalist management, a detailed pre-settlement inspection with any required trades, and a final clean. The vendor exits the property with nothing left undone.

Before listing

Your vendor has a name and a number. You stay in the sale.

When the property needs preparation before it's ready to photograph, you have an answer ready. One name, one number. Chris meets with the vendor, assesses the scope through consultation, and takes it from there. You don't need to know what's required. That is what the consultation process is for.

During the campaign

Every open home, the property looks exactly as it should.

We maintain presentation throughout the campaign. Pre-open home cleaning, garden upkeep, and support for anything that needs attention between opens. Your vendor isn't chasing trades and you're not chasing your vendor. The property does the work every Saturday.

Post-settlement

The vendor is supported all the way to the final key.

Removalist coordination, final clean, pre-settlement inspection, and the admin of vacating a long-held home. We handle all of it. A vendor who felt looked after at every stage is the vendor who reviews you warmly and refers you to their friends.

Every property is different in size, condition, and timeline. Some need clearance and nothing more. Others need full trade coordination from start to settlement. Through an initial consultation, Chris assesses the scope and recommends only what the property genuinely needs.

Fixed price, confirmed before work begins

The DD service fee is agreed upfront. Trade costs, where applicable, are managed by Chris and paid directly by the vendor at our negotiated rates. No variations, no scope creep, nothing unexpected.

Agent communication as a commitment

Chris keeps the agent informed at every stage. Before photography, before each open home, and any time the status of the property changes. You are never left wondering whether the property is ready. That is not a courtesy — it is how we operate on every job.
