Whatever brought you here,
the process is the same.

A full house of contents usually arrives at the worst possible time. Whatever the situation, we take the entire job off your hands, respectfully, discreetly, and with the value returned to you. It always starts the same way: a free call with Chris.

For Executors & Families

Settling a loved one's estate

Decades of belongings, and a family that can't face sorting them. We identify the pieces with real value, return anything sentimental we find along the way, sell through the right channels, and provide a full statement for the estate file. Handled with care, from first walkthrough to empty house.

Downsizers

Moving to something smaller

The new place fits a quarter of what the old one holds. Rather than paying someone to take it all away, we sell what's worth selling, donate what's useful, and clear the rest. Thirty years of accumulation becomes money in your pocket, not landfill.

Post-Settlement

The house sold. The contents didn't.

Settlement is coming and the house is still full. Vendors and agents call us for exactly this: we sell the contents, clear what remains, and hand over an empty, settlement ready property on time. One call solves the problem before it becomes one.

Separation, Settled

Dividing a household after separation

Once a property settlement has been agreed or orders are in place, we sell and clear the household with complete discretion, acting for both parties jointly, with an itemised statement for each party's records. One honest note: we don't take on homes where the division is still in dispute. Everything runs smoother, for everyone, once things are settled.

How the money works

The value goes back
where it belongs.

Most clearance operators charge you to take everything away, then quietly sell the good pieces themselves. We work the other way around. There's no upfront fee. We earn a commission only on what actually sells and nothing on what does not, so we're motivated to get the best price for every single item. Your contents, your money.

One person.
The whole job.

Selling a house full of contents normally means coordinating an auction house, online listings, buyers who don't show up, and a clearance crew. We replace all of that with one phone number.

One agreement, one point of contact

Chris personally manages every sale from walkthrough to handover. You never chase an auction house, meet a marketplace stranger, or book a truck. We do all of it.

An itemised statement, every time

Executors, families and agents receive a full statement of what sold, through which channel, and for how much. For estates, it's the paper trail the solicitor will thank you for.

The right channel for every item

Fine pieces deserve an auction room, not a lawn. Everyday items sell faster locally. We route every item to where it will fetch the most, including licensed auction partners for antiques, art and vehicles.

Local, discreet, and respectful

We live and work in the Southern Highlands. Estates are handled quietly and with dignity, sentimental finds come back to the family, and whatever doesn't sell is donated locally before anything is thrown away.

Sold a property that's still full?

We're the one call that gets your vendor's contents sold and the house empty by settlement. And before your next listing, we prepare properties for market too. One number, both ends of the transaction.

Asked on nearly
every first call.

How much does it cost to clear and sell a deceased estate in the Southern Highlands?

There is no upfront fee. We work on an agreed commission on what actually sells and nothing on what does not, confirmed in writing before we start. In many estates the contents pay for the entire clearance with money left over for the family.

What is a typical house full of contents actually worth?

A long held three or four bedroom Southern Highlands home usually holds somewhere between $3,000 and $12,000 in sellable contents once every item is routed to the right channel. Homes with tools, machinery, collections or genuine antiques often go well beyond that.

How long does a full contents sale take?

Most homes take two to three weeks from agreement to empty house. When a settlement date is bearing down we compress that, and pre-settlement handovers are one of the most common jobs we do.

Do you buy the contents yourselves?

No, and that matters. We sell on your behalf and earn a commission on the results, so when your things sell for more, we do better too. You receive an itemised statement showing every item, where it sold and what it made.

What happens to things that don't sell?

Useful items are donated locally first, including to the hospice op shop in Bowral. After that, whatever genuinely has no home is disposed of responsibly. On most jobs that amounts to a single trip to the tip.

Which areas do you cover?

Bowral, Mittagong, Moss Vale, Robertson, Picton and the greater Southern Highlands, roughly 25 kilometres around Bowral. If you are just outside that, call anyway and we will tell you straight whether we can help.

Can the house be empty before settlement?

Yes, and agents ring us for exactly this. A sold house still full of contents can usually be sold down, cleared and cleaned with days to spare before settlement. The earlier you call, the more of the value we can recover for the vendor.
