Selling on a deadline · Southern Highlands

The date is set. The house is not ready.

That is the call we get most. Weeks from photos or settlement, sheds still full, trades not booked and no weekends left. We take on a small number of properties at a time so when yours has a date on it, it gets our full attention.

Why we can move when others cannot

Few clients. Your date first.

Most clearance and preparation businesses run on volume, so a tight date goes to the back of a long list. We run the other way. A limited number of properties at any one time, each with one dedicated point of contact and a plan built backwards from the day it has to be ready.

A few properties at a time

We do not run a queue. Your deadline is never competing with someone else's, and we tell you honestly on the first call whether we can meet it.

Your date becomes the plan

Photo day, first open home or settlement. We sequence the clearing, trades and styling to land before it, and we coordinate the lot with your agent.

One person holding it together

No call centre and no handovers. One dedicated point of contact who knows your property, your agent and your timeline from the first call to settlement.

The first fortnight

What happens once you call.

No forms and no quotes from photos. It starts with a short video call, then a walk through, and from there we project manage everything to your date.

Day one

Fifteen minutes on a video call

You tell us the property, the date and what is standing in the way. We tell you honestly whether it can be done in the time you have.

Within days

The walk through and a fixed price

We visit, walk every room, shed and corner together, and you receive one fixed price in writing. That price does not move.

Then

Managed to settlement

Clearing, trades, styling and presentation, sequenced back from your date and coordinated with your agent. One point of contact from start to finish.

Sounds like your place?

Every property on a deadline has the same shape. A date that cannot move, a house that is not ready and an owner doing the maths on how many weekends are left. These are the situations we are called into most.

The agent has booked the photographer and the sheds are still full.
Settlement is weeks away and there is a house full of contents to sell or clear.
You are moving interstate or into care and cannot be on site to manage it.
Trades have let you down and the first open home has not moved.

None of this needs to feel like panic. Once there is a plan with a date at the end of it and one person responsible for getting there, most owners tell us the pressure lifts on the first call.

What we handle

Everything between now and the date.

One fixed price for the project management and the clearing. Trades, stylists and skips quote and invoice you directly at their listed prices. We take no share and no referral fees.

Your items can pay for the work.

Before anything is thrown away it is sorted. Anything with value is sold and your share comes straight off the bill. If your items outsell the bill, the difference is paid to you.

Clearing

Sheds, garages, under house storage, paddocks and spare rooms sorted, decluttered and cleared. Skips are arranged and filled by us and billed to you directly by the skip company. Nothing goes to landfill unless agreed with you.

Trades

Painters, cleaners, gardeners and repairs scoped, booked and checked before sign off. Only trades we trust to a photography standard and a date.

Styling

Working with a property stylist so every room is photo ready and every open home shows the house at its best.

Open homes

Pre open cleaning and presentation checks, and short notice private inspections handled while the campaign runs.

Settlement

Upkeep while under offer, removalists, the pre settlement inspection and a final clean. You reach settlement with nothing left undone.
